The sale of Henry Grattan’s includes a site and two income-producing investments

With working from home or at least part of the week likely to become the norm for a significant proportion of workers living in Dublin, its commuter belt and beyond, joint agents Bagnall Doyle MacMahon and O’Neill & Co expect to see strong interest in the sale of Henry Grattan’s pub in Celbridge, Co Kildare.

Located on the Maynooth Road and close to a number of densely-populated residential estates on the town’s northern fringe, the premises presents an “excellent opportunity” according to John Ryan of Bagnall Doyle MacMahon to acquire a large suburban licensed premises with “exceptional business expansion potential”. Offers in excess of €1.7million are being sought for the property.

Extending to 751 sqm (8,083sq ft), Henry Grattan’s comprises a lounge bar, restaurant, bar and outdoor terrace facilities. There is a fully-fitted and equipped catering kitchen with a rear delivery yard and keg and bottle storage areas. Outside, there are extensive car parking facilities.

The licensed premises is adjoined by two investment properties: a bookmakers (105 sq m /1,130sq ft) and a funeral home (88 sqm/947 sq ft) whose tenancies are not affected by the sale. The combined annual rent roll from these and two phone mast aerials is approximately €50,000.

The subject property occupies a site of 0.92 hectares (2.3 acres) of which 0.60 hectares (1.5 acres) is zoned “Neighbourhood Centre” under the Celbridge Local Area Plan 2017-2023. The remaining 0.32 hectares (0.8 acres) is zoned “Open Space”.

The extent of this site and the nature of its zoning presents the purchaser with “significant alternative use opportunities”, according to Darac O’Neill of joint agent O’Neill & Co.
