Office suites quoted at €1m

With the variety of investment properties increasing all the time, GVA Donal O Buachalla is quoting €1 million for 12 own-door office suites located over a retail complex at Grange Road Office Park in Rathfarnham, Dublin 16.

The investment will show a return of 12.37 per cent after costs. The office suites range in size from 67 to 149 sq m (721 to 1,603 sq ft) and extend to over 1,937 sq m (20,850 sq ft). Nine of the offices are currently let and producing a rental income of €129,550.

All 12 suites are on the first floor of a mixed-use development which is anchored by Lidl and also has a Centra supermarket, Bombay Pastry, a pharmacy and a dry cleaners on the ground floor.

Seven of the office units are self contained with bathroom and kitchen facilities while five use shared common facilities. Each of the suites has an open plan with one cellular office. Six of them also have a mezzanine level. The units are separately metered for power but are centrally heated.

The office park is located 1.5 km from junction 13 of the M50 and is well served by the 16, 116 and 75 bus routes.
