Period offices on market at substantial discounts

Two more large period office buildings in Dublin’s south inner city are going for sale at substantial discounts.

GVA Donal O Buachalla is quoting €610,000 for 23 Earlsfort Terrace, a five-storey Victorian house with a floor area extending to 290sq m (3,121sq ft). The upper floors are in excellent condition but the basement and a duplex apartment at the rear are in need of refurbishment.

The same agent is seeking €525,000 for a partially vacant office investment at the corner of Upper Pembroke Street and Lower Leeson Street. The four-storey over basement Georgian property has 190sq m (2,045sq ft) of floor space and is in excellent condition throughout, according to the selling agent. The upper floors are let on a short-term lease at €29,400 per annum, while a new owner has the option of either occupying the ground and basement levels or renting them on a short-term basis.
