Receiver to sell €7.75m block off Mount St

A multi-let office building in Dublin city centre is being brought to the market by JLL on the instructions of receiver Ken Tyrrell of PwC. The selling agent is seeking in the region of €7.75 million for 1 Grant's Row, just off Lower Mount Street, which is producing an annual rent roll of €482,135.

The four-storey, 1,416sq m (15,244sq ft) block was constructed in 2000 and is let to four tenants with varying income lengths remaining that could suit a phased occupation by an owner/occupier. The net initial yield will be 5.95 per cent. There are 10 car-parking spaces on site.

Max Reilly of JLL describes the property as a "quality office block" with a mixed income that would suit asset management investors or, alternatively, owner-occupiers looking to grow in size and take rental income in the interim.
