Retail opportunity for €400,000

Two interconnecting retail units trading as a Centra convenience store in Tallaght, Co Dublin have come on the investment market at €400,000.

Fiona Kennedy of CBRE is handling the sale of the store which is rented at €40,000 per annum and will produce a net initial yield of 9.57 per cent.

The single-storey retail units extend to 320sq m (3,445sq ft) and forms part of Tallaght Retail Centre, a mixed-use retail and residential scheme off Belgard Road opposite The Square shopping centre.

The operating company, M&G Phoenix Retail, occupies the store on a 20-year lease from March, 2012 with break options in years six and 11.
