Bright terraced three-bed in the heart of Dublin 4

Victoria Avenue in Donnybrook is a smart-looking redbrick street of tall terraced houses off Morehampton Road. Number 26 is now for sale by private treaty through Sherry FitzGerald for £365,000 (463,450).

The three-bedroom house last changed hands in 1995 and the current homeowner upgraded it most obviously by reworking the extension and enlarging the bathroom. She also stripped and varnished the floors and painted the house in a range of soft bright colours that enhance its natural sense of openness.

The builder of these houses clearly had notions about them; although they are small by comparison with most Donnybrook houses, they have high ceilings, good halls and landings, sash windows and good period fireplaces.

The main reception room is to the front and it is small but bright with two windows. There would originally have been two rooms to the back but these have been knocked together and make up the main living area of the house. There are double doors out to the patio, a decorative cast-iron fireplace and most unusually, an elaborate built-in iron stove which is now unused.

Off this is a galley kitchen in what would have been the out houses. It is really very narrow, but doesn't feel that way as one wall is taken up entirely by glazed patio doors.

Upstairs there are three bedrooms, one double and two large singles. The wide landing with its high ceiling and turned stairs make the entire upstairs feel more spacious.

The current owner has made the best use of the space by putting a very large wardrobe on the landing so freeing up floor and wall space in her bedroom.

The bathroom is of a good size as during the renovation a part of the adjoining bedroom was incorporated into it so there is now plenty of space in the white-tiled room for a full-size bath. There is a patio at the back of the house which has been planted by the owner with various climbers and shrubs.
