Dublin 14: €1.8mA two-storey redbrick extension is a popular option for owners seeking to extend their Crampton-built houses in Clonskeagh and the owners of 45 Whitebeam Road did just that some years ago so that the house now has 162sq m (1,750sq ft) and four bedrooms.

The bay window corner house, which also has a 30-metre (99ft) back garden, is for auction through Lisney on September 14th with an AMV of €1.8 million. The guide may seem strong for a four-bed semi in Dublin 14 but this leafy, mature estate has become particularly desirably for families trading up - outpacing other estates in the area.

The side extension makes the internal layout a little unusual and new owners will almost certainly look to rethink it. Inside the front door to the right is one large livingroom - it was originally two interconnecting rooms but it has been entirely opened up. The original parquet floor is there but one fireplace has been removed.

A good sunroom was added at the back of this room and there is a door opening into it - but the back wall of the diningroom was kept, so new owners might wish to either remove it entirely or at least take out the back window and replace it with French doors.

To the left off the hall is a small triangular-shaped study and this in turn leads into a small utility area and then into the kitchen in the extension. The utility area has a door opening to the front of the house. There is a relatively new and smart-looking fitted kitchen.

Upstairs there are four bedrooms - all doubles of varying sizes. The largest bedroom is in the extension and it has a good en suite, although the layout might not suit everybody as it is accessed through what was originally the house's fourth bedroom. This room is now listed as a dressingroom which seems a bit of a waste. The attractively updated bathroom features antique-style fittings, including a freestanding bath.

The garden is relatively narrow but long, with a dog leg bit at the bottom that would be perfect for a child's playhouse or some sort of outdoor room. Other desirable features include off-street car-parking and a downstairs toilet.
