Dublin 4: €1.45mMost of the 1950s houses in the Nutley area of Ballsbridge are fairly unremarkable in terms of design and architectural features. There are several different styles, but all those built when the estate was developed are large family homes with good gardens.

Despite being quite ordinary in appearance, when they do come on the market, they fetch high prices. That's because the location is good, and the houses suit families trading up and home owners trading down from larger houses in the area.

When Nutley houses have sold in recent years, they have for the most part been remodelled and that's probably what's going to happen to 13 Nutley Avenue, a four-bedroom detached house being auctioned by Douglas Newman Good on March 23rd, with a guide of €1.45 million.

The 163 sq m (1,755 sq ft) house was built in 1959 and has been well maintained by its owners. Upstairs there are four bedrooms, three doubles and a single, all bright with original pine floors. There's a small study, destined perhaps to become an en suite for the main bedroom and a small family bathroom.
