Sydenham House, a fine detached home with a large walled garden at Sydenham Villas in Dundrum, Dublin 14, is expected to make over £800,000 at auction through Hamilton Osborne King on June 24th. The four-bedroom Victorian house is set at the end of a leafy driveway. A large double-height stone-built garage at the back could provide extra living space or a home office or studio. This is an imposing house with bay windows on either side of the front door. Inside, it has all the usual period details including high ceilings, working shutters on all the windows and an ornately plastered hall.

There are two reception rooms with original marble fireplaces to the front of the house. Off the hallway to the left beyond the first reception room is the formal diningroom with stripped and polished floorboards and a black marble fireplace.

At the back of the house is a butler's pantry which opens into a well-equipped utility room and on to the kitchen. This room, which also serves as a breakfast room, has recently been fitted with a waxed pine ORM kitchen designed to make best use of the room's square shape and height. The back door opens onto a fully enclosed pretty courtyard which runs the width of the house and is bordered by the garage which again is the width of the house. Upstairs there is a dramatic stained-glass window on the landing and there are four good-sized bedrooms all with their original fireplaces. There is a fifth room on this floor which is now used as a home office. Again the ceilings are high and there is a good sense of space.

The bathroom has been nicely decorated and laid out but the feature that will appeal to most families is the very spacious walk-in hot press. The house is on half an acre and the gardens, both front and back, are extremely private and well kept. They benefit from having a mix of mature trees especially in the front garden. The back garden is in lawn bounded by a high granite wall.

The family selling this house has lived there for 18 years and the house has been redecorated every three or four years.

It is decorated from top to bottom in ornate and colourful Victorian style, particularly the hall and reception rooms where the elaborate curtains will be included in the sale price.
