RANELAGH: €1.295m:The sober Victorian exterior of this Dublin 6 redbrick on Warwick Terrace hides a quirky, exhuberant and very girly heart

PINK KITCHEN units, sparkly chandeliers in most rooms and a shower hidden away in a custom-built cabinet – the smart and sober looking Victorian exterior gives no indication of the many quirky features to be found in every room of the house at 3 Warwick Terrace.

The two-storey over basement redbrick in the well-located Dublin 6 terrace is for sale through Sherry FitzGerald for €1.295 million.

Even in this market, the price probably needs a little explanation: at 2,270sq ft, this is a very large, completely renovated house with gardens designed by a Chelsea Flower Show award winner. The house does, however, only have two bedrooms which limits its market somewhat.

Technically, there is a third possible bedroom in the back reception room at hall level, but it’s not an ideal arrangement as the reception rooms interconnect. Really, they make for two fine livingrooms with matching fireplaces, cornicework and tall sash windows.

So, unless new owners are willing to extend or reconfigure the space they will be buying a two-bedroom house. But what it does have is plenty of living space. As well as the grand interconnecting reception rooms at hall level, the basement level was extended to make a large open-plan space with spacious eat-in kitchen to the front, livingroom in the middle and sunroom at the back.

The kitchen shows the quirky colourful taste of its owner. The walls are a vivid pink while the solid wood units are a pale pink with cut-glass drawer pulls.

Extras include custom built larder units, so there is plenty of storage. There is also a four oven Aga and black granite worktops. Also down at this level is a toilet and a utility area. There is access to this level from the front garden.

Up on the first floor, what was once the third bedroom at the front has been converted into a large bathroom with a freestanding bath in the middle and a shower built into what looks like a large cupboard.

The other room at the front is unmistakably a children’s bedroom with a fairyland paint treatment and built-in beds. The main bedroom is to the back. Very unusually, its en suite – complete with another freestanding bath – is high up and accessed by a cast iron spiral staircase.

The gardens, both front and back, were designed by Paul Martin, and are sophisticated and smart with a townhouse feel. There is a custom designed car port in the back garden – access is from a lane at the back of the terrace – but the car is screened from the house by a large contemporary water feature. The rest of the back garden is a mix of decking and raised beds.
