THE WORD “exclusive” can be overused but here is a home that really warrants such a description, not because of some hyped up luxurious fixtures and fittings or fort-like security measures, but because it is in a very special place.

Number 6 North Bull Island is to the left as you cross the wooden bridge out towards Dollymount Strand, from Clontarf, Dublin 3.

It’s a classic seaside cottage – albeit close enough to Dublin city centre – and has views all around, towards the city, up to Howth and out to sea.

There are only a few houses on the island and the last time one came up for sale is thought to be 10 years ago, according to Darren Chambers of Lisney who is handling the sale. The three-bedroom single storey house is on the market for €695,000.

While looking compact on the outside, a recent extension has made this a decent sized home and the new addition makes the most of the fact that the house backs on to a beach by using plenty of glass, in the walls and roof. While the house is beside a quieter beach, it is just a couple of minutes’ walk to Dollymount Strand.

Bull Island (officially known as North Bull Island) was created in 1821, designated a bird sanctuary in the 1930s and a nature reserve in 1988.

Three bedrooms (two en suite) are at the front of the double-fronted house. The main bedroom has a walk-in wardrobe and views out to the front, where there is a gravelled front garden with parking space for up to five cars.

The living spaces and kitchen flow into each other through wide doors and are connected by the use of pale timber flooring. The back garden has a decked area which leads, down steps, to the sea.
