GLENAGEARY €700,000:WITH BANKS reluctant to loan, especially on fixer-uppers, a large family house in a long-established area that comes on the market in walk-in condition might just tempt househunters with money in the bank. Villarea Park is a quiet residential cul-de sac off Adelaide Road in Glenageary which is lined with houses mostly built in the 1930s and 1940s.

Number 26 last changed hands in 1985 when the current owners bought what was then a three-bedroom semi in original condition plus garage on a large corner site.

Since then they have extended and updated so that now the three-bed house is comfortable and modern with a large, smartly landscaped, south-facing back garden. The couple are trading down and the house with 130sq m (1,400sq ft) excluding the converted attic no longer suits their needs. It is now for sale through Lisney for €700,000.

The garage to the side was replaced with a single-storey extension making space for a family room.

The main reception rooms have been opened up to make one large room, with doors out to the back patio while new walnut flooring has been laid throughout.

A new fitted kitchen was installed a few years ago – a classic painted timber design topped with grey stone – and it’s in a fine, family friendly eat-in space with two windows providing plenty of light and doors to the garden.

Upstairs there are three bedrooms, one used as a home office, and one with an en suite. Unusually, the house was built with a staircase going right up to the attic. The family opened up this space, putting dormer windows to the front and back and it is used – though due to ceiling height, not officially counted – as a large double bedroom.

The garden is a big selling point and there’s also a separate utility room which would make a useful home office or workshop.
