Gallic style – and a makeover in Monkstown for €895,000

This 1940s house, renovated in 2001, has French-inspired, vaulted ceilings, the garage has been converted into a walnut-floored den and the back garden is south-facing

When the owners of 25 Monkstown Avenue bought the 1948-built house in 2001 they set about extending and renovating the property. They incorporated the original garage into their plans, and built above it, turning it into a fine size four-bedroom house.

The garage, just off the walnut-floored hall, is now a small den with tongue and groove paneling. They replaced the 1940s tiled fireplace in the bay-windowed sittingroom and painted the room a Georgian red.

The house has an abundance of sittingrooms. A second, dark room is situated to the rear and leads through to a very smart, vaulted-ceiling drawingroom with beams drawing the eye upwards to roof lights adding further illumination.

The bright room feels almost French in style and has patio doors leading outside. Internal windows interspersed with radiator cabinets bring in plenty of light from a third source, the kitchen.

The eat-in part of the kitchen is a mirror image of the French-inspired sittingroom and it would make sense to open this up to the drawing room to create a large, open- plan space. It too has a vaulted ceiling with beams and roof lights.

The working part of the kitchen is set around a small, iroko- topped island. An inset gas fire is set into a curiously angled wall, which means that much of the heat it generates ends up in the hall rather than in the kitchen itself.

Double doors lead out to the concrete-tiled, south-facing back garden, which measures 3.25m (35ft) long and 4.1m (45ft) wide.

The house as it stands is 232sq m (2,500sq ft) in size and is asking €895,000 through agents DNG.

This property hasn’t been staged for sale. It needs a fresh paint job, new carpets and an airing, something that might put some potential buyers off but savvy househunters should be able to see past this.

The first-floor landing has been adapted to create an office area that overlooks the back.

There are now three good size double bedrooms, all with built-in wardrobes and a large single that is used as a home office. The master bedroom is situated to the front and has a bay window.

A staircase takes you up to the attic room which measures 23sq m (250sq ft).

There is off-street parking for up to four cars.
