Built in the 1930s, 6 Kilbride Road, in Killester, Dublin, is a three-bed house that has been home to a growing family for the past 10 years. Needing more space, they have now decided to trade up from the 107sq m (1,151sq ft) redbrick semi-detached property.

Houses don’t come up very often on this road, which is a five-minute walk to the Dart station – although the sale of number 17 last summer set a new high for the road achieving €635,000, significantly over the asking price (which was below €500,000) in a hotly contested private bidding process. It was, however, a bigger house having been extended and updated and was different in style to number 6 which is now for sale though Savills for €550,000.

Buyers could move straight into number 6 because the current owners upgraded the house shortly after they bought and it is attractively decorated in a neutral style. They changed the layout at the rear and the kitchen now opens into the back reception room and then out to the garden.

Skylights in the kitchen, a long picture window, glazed double doors and tiled flooring add a feeling of light and space to this family-friendly area. The kitchen was fitted with smart looking Corian-topped painted units. There is a small utility and downstairs toilet.

The front reception room has a bay window and open fire. Upstairs, there are two double bedrooms and a single as well as the family bathroom.

The potential to extend is obvious. The garage to the side is used as a playroom and new owners might complete the conversion by installing a window to the front and giving access to it off the hall. They might also consider building overhead, making the house double fronted and adding possibly a large bedroom with en-suite.

Even if buyers don’t go so far as to extend over the garage, they may choose to do work to increase the house’s energy efficiency – currently its BER is F. The back garden is paved and gravelled and there is off-street parking to the front.
