A one-bedroom house with a smart modern extension at 3 Arnott Street, off South Circular Road, Dublin 8, is expected to fetch over £310,000 when it is auctioned by Sherry FitzGerald on February 24th.

The Victorian end-of-terrace house, which is single storey to the front and two-storey to the rear, last came on the market in 1996, when it sold for just over £100,000. This was considered a strong price at the time but since then a great deal of work has been done to the property, including the addition of a particularly clever extension to the rear which adds an extra 300 sq. ft.

The extension is a large, light-filled curved room with an adjacent shower room so it clearly has several potential uses. Joined to the house by a bright, curvy hallway, it could be used as a living-room or playroom.

However, it has a separate access to the street via a side entrance and could therefore make a self-contained office or consulting rooms. The extension is at the lower ground floor level, where there is also a kitchen and dining-room. The dining-room opens out to the patio via double doors and the small kitchen area has been fitted with a smart Siematic kitchen, which was designed to make the most of the space.
