Dalkey: €6.5mThe new owners of Kish, a four-bedroom house on Coliemore Road, Dalkey, will be hoping that there aren't too many gourmands out there working from out-of-date guidebooks, because up to last year the building perched on a spectacular coastal site was an upmarket restaurant.

The building's owner, who also redeveloped the adjacent Dalkey Island Hotel into apartments, has transformed the restaurant into a modern house that's for sale by private treaty for €6.5 million through Hamilton Osborne King.

It's large at 278sq m (3,000sq ft) and on one-third of an acre, but the big sell will be the spectacular sea views from the floor-to-ceiling windows in the livingroom, main bedroom and kitchen. There's also a good waterfront terrace for sitting out.

This is a contemporary home with top-of-the-range materials used throughout. All the bathrooms - there are four en suites as well as a guest bathroom - are finished with marble and furnished with designer fittings. Flooring is mostly oak or marble.

The main bedroom has a vast dressingroom while the other bedrooms, all doubles, have walk-in wardrobes. The Poggenpohl kitchen comes with all appliances and there is a separate utility. In the livingroom it's difficult to quite take in the interior details as the wall of windows looking out to sea is so commanding. Another reception room opens out to the front courtyard.

There is parking for several cars, a large stone outbuilding and a sandstone walkway to a small courtyard where the porch is located.
