The area surrounding the Co Kildare village of Celbridge has seen phenomenal growth in recent years and its newest development, Wolstan Haven, is being launched today. It is a scheme of 169 houses made up of a mix of three-bed and fourbed semis. One of the advantages is that Wolstan Haven is close to the pretty village of Celbridge. Another plus is it has been laid out so that there are large pockets of green space in the development, making it an attractive proposition for family living.

The three-bedroom semis start at £125,000 and have 1,100 sq ft. They are laid out in the traditional style of two interconnecting reception rooms downstairs and two double beds upstairs, along with a smaller single. The reception rooms have a nice bay window to the front and glazed patio doors in the diningroom to the back. As is the norm in new houses these days, they have three bathrooms in all, a cloakroom downstairs, an en suite off the main bedroom and a family bathroom.

The two double bedrooms are good sized doubles and the small single room comes with the clever touch of already having a built-in single bed complete with under-bed storage, making it an ideal children's room. The en suite also has a window which is unusual in new homes these days. The kitchen has been nicely finished with Shaker-type units, as well as a good quality Mexican tile splashback and large ceramic tiles on the floor. It is large enough to have room for a good-sized table and is bright with three windows.

The four-bedroom homes start at £140,000 and have 1,340 sq ft. They follow a similar layout to the three-beds and, apart from the extra bedroom, they come with several advantages including a utility room, a main bedroom with a large bay window and a double-sized hot-press. Again, the reception rooms interconnect and there is a large eat-in kitchen. This features a Shaker-style kitchen with cheery yellow tiles as a splashback and stylish ceramic floor tiles. The four-bedroom homes have two doubles, a large single and a small single. Again, the smallest room comes complete with a built-in wardrobe and single bed with storage. The main bedroom is particularly nice, as the bay window is deep and large enough for a small sofa or a large chest of drawers.

Menolly Homes is known for including several features as standard. So, whereas in some developments new owners get wallpaper or tile allowances, in Wolstan Haven all these decorative details are supplied as standard, so the built-in wardrobes in all the bedrooms are standard, as is the tiling in the kitchens and the fireplaces. All the houses are pre-wired for cable TV, telephone and a burglar alarm and a user-friendly touch is that the main bedroom also comes with a TV and telephone point. The fireplaces have been plumbed for gas fires.

A small number of houses include an extra reception room - where you might expect to find a garage, in 32 of the houses this has been fitted out as a room, which would be ideal as a home office or children's playroom.

The 22 extended three-bedroom houses start at £145,000 while the 10 extended four-beds start at £165,000.

The houses are attractive looking, with three-quarter redbrick fronts. They also have nice stained-glass front doors and the back gardens are separated by wooden boundary fencing, making them private.
