Dublin 6/€2.75m:A two-storey over garden level period house at the Rathgar end of Terenure Road East is for auction through Sherry FitzGerald on March 14th with an AMV of €2.75 million.

Number 22 has been refurbished and extended by its present owners who bought it some years ago and recently embarked on a major renovation to prepare it for the sale. They've done a very good job in making this large 250sq m (2,700sq ft) house into a comfortable and stylish family home with good living accommodation, a fine eat-in kitchen and, depending on how it's lived in, four bedrooms.

The highly decorative cornice work has been restored, new oak flooring has been laid at hall level, smart fittings and fixtures have been chosen for the bathrooms and, throughout, the rooms are painted in muted colours. The fourth "bedroom" is in the attic and has an en suite shower room. While it cannot be listed as a bedroom, for planning reasons, there is good head height.

The main everyday living area is at garden level which has been designed and reworked to maximise the light. To the front is a family room and there is access to this level from a door under the front steps. A single-storey extension at the back with extensive glazing at the garden end, and plenty of roof lights in the ceiling, throws natural light into this entire back area. It has been fitted with an impressive and well-planned traditional styled kitchen in cream. There's also a large utility room and a guest toilet downstairs. To add to the comfort there is underfloor heating on this level.

At hall level there are two interconnecting reception rooms with high ceilings, decorative plasterwork and tall sash windows. Both rooms have their original white marble fireplaces which have been restored. On the way up to this level is a small room in the return which could be a bedroom or study. The main bathroom is in the first floor return and it is kitted out on the luxurious end of the scale with an eye to period details. The original rolltop bath was restored and there is a French-style pedestal basin and separate shower cubicle.

The en suite main bedroom spans the front of the house with high ceilings and original cast-iron fireplace. There is also a large double bedroom at the back of the house whose proportions have not been changed to make way for an en suite.

There is off-street car-parking and, at the back in the 14-metre garden, there is a decked area, sunken lights and a lawn.
