This week, for the first time, Allsop Space will split its property auction across two days: tomorrow will see 112 commercial properties go under the hammer at the RDS with a €25 million reserve price, while on Thursday almost 200 residential assets with a €31 million reserve price will be up for sale.
Together, this represents the largest Allsop auction offering yet and interest has certainly been hotting up. Visitor numbers to the Allsop Space website (allsopspace.ie) have reached 120,000 since the auction catalogue was launched.
Allsop expects more than 1,000 people to attend the RDS Concert Hall each day, with some crossover expected between the separate auctions. “Our numbers are growing all the time,” an Allsop spokeswoman said.
Some prominent commercial investments on offer tomorrow include a portfolio of 25 apartments at Greeg Court, Parnell Street, Dublin 1, which will be offered collectively as one lot with a reserve of €3-€3.5 million. Also set to garner attention is the landmark Grand Hotel in Tramore, Co Waterford, which has a reserve range of €520,000 to €570,000.
Georgian residence
Properties likely to attract most interest on the residential side include a Georgian residence in Oldcastle, Co Meath, (reserve not to exceed €450,000), an 11-bedroom period property in Ranelagh (reserve not to exceed €700,000), and a detached five-bedroom family home in Shankill (reserve of €485,000 - €510,000).
"We are excited to be running two auctions in December," said Robert Hoban, director of auctions at Allsop Space. "Based on feedback from our customers, the quality of property we are bringing to market, along with the strong results we have achieved at auction this year, we feel now is the time to present separate auctions for commercial and residential property."
The auction house has reiterated its pledge not to sell repossessed family homes, or any properties subject to a legal dispute.
