Irish Insurance Federation takes 10-year lease

The continuing pick up in office lettings in Dublin city centre has opened the way for the FBD Group to lease all the remaining space in its investment property at 5 Harbourmaster Place which is located above Dublin Connolly railway station and next to the IFSC.

Mark Smith of CBRE has leased 1,133 sq m (12,200 sq ft) on the first floor of the building to Irish Insurance Federation on a ten-year lease at an initial rent of €322 per sq m (€30 per sq ft).

Almost simultaneously the 817 sq m (8,800 sq ft) on the third floor has been let to the little-known Mosaic company on similar terms.

The second floor of the block has been occupied for well more than a decade by solicitors McKeever Rowan.

With tax breaks in the IFSC now well and truly over and an increasing number of blocks changing hands, most new owners will be upgrading the buildings to maximise rental levels before reletting them to a second generation of tenants.
