€1 .9m for Malahide shop
ONE the best known shops in the centre of Malahide village in north Dublin, which goes for sale today, is expected to attract interest from some of the major grocery chains which are planning to expand over the coming year. Paula Costello of local agent O’Farrell Cleere, is quoting in the region of €1.9 million for the Michael White furniture store which has a broad ground floor area of 300sq m (3,230sq ft) and a rear yard. There is a further 100sq m (1,076sq ft) of floor space upstairs. The shop is located along a particularly busy stretch of the village close to AIB, Peter Mark Hairdressing and O'Briens Fine Wines.
Intervet leases D24 block
INTERVET/SCHERING Plough Animal Health Ireland has leased the fourth floor of the two-year-old Junction House office block at Airton Road, Tallaght, D24. As the first tenant moving into the building, the company is probably paying in the region of €140 per sq m (€13 per sq ft) for 650sq m (7,000sq ft). It will also have the use of 15 car parking spaces. The lease will run for 10 years. Mark Smith of Knight Frank is the letting agent. CB Richard Ellis are joint letting agents for the remaining three floors. Kevin McHugh of William Harvey & Co advised the tenant.
Crawford’s price cut in half
THE guide price for the former Crawford motor premises at Georges Street, Dún Laoghaire, Co Dublin, has been dropped from €2 million to €1 million, according to selling agent CB Richard Ellis. The part one and two-storey modern building extends to 600sq m (6,458sq ft) and stands on a site of 0.12 hectares (0.3 acres). It is being sold on the instructions of receiver Paul McCann of Grant Thornton.
The building is located at the junction of Clarence Street and George's Place and has considerable road frontage. The site has major town centre zoning which allows retail, residential and other uses to be considered. Wesley Rothwell of CBRE says the building should appeal to retailers, the motor industry as well as investors
One-acre Santry site for sale
A ONE-ACRE redevelopment site next to the Omni shopping centre at Swords Road in Santry, Dublin 9, is expected to make a strong price when it goes to tender on May 27th. Norman Gray of agent Grays of Rathmines said they would not be providing a guide price for the Queensway Furniture Showrooms, a single-storey detached premises with a floor area of 1,135sq m (12,217sq ft) and extensive frontage onto the Swords Road. It is located just off the M1 and close to the M50 and the Port Tunnel. Gray said that with Z4 zoning "to protect and improve mixed services facilities" on the site, there was considerable scope to provide a range of facilities in a densely populated area. Lisney is the joint agent.
Restaurant for 150,000 pa
AGENT HWBC is seeking a rent of €150,000 per annum for a fully fitted restaurant at South William Street in Dublin city centre. The premises previously traded as Malati Indian restaurant and has a ground floor area of 150sq m (1,614sq ft) to accommodate 80 customers. There is a further 65sq m (699dq ft) in the basement for the kitchen and ancillary accommodation. Dublin City Council recently refused a number of applications for a change of use to restaurant at nearby locations including Dawson Street, Nassau Street, Castlemarket and South Anne Street.
GPO Arcade shop to let
A WELL-LOCATED shop near the entrance to Dublin's Henry Street has come on the letting market following the closure of HPJ Jewellers who were recently put into administration in the UK. Daniel McLaughlin of Bannon is seeking a rent of €250,000 per annum for 27 Henry Street which is at the entrance to the GPO Arcade. It has a ground floor area of 99.5sq m (1,071sq ft) and a further 876.2sq m (938sq ft) in the basement.
Meanwhile, All Seasons, a DIY and household goods retailer, has opened a second city centre store at 13 Liffey Street. The company has traded in Mary Street for more than 30 years. It will be paying a rent of around €70,000 for a two-storey over basement building with a ground floor area of 51sq m (549sq ft) and 93sq m (1,001sq ft) in the basement and first floor.
