One of the most interesting sites with residential development potential to come on the market this year in Dublin is expected to make around £12 million (#15.24m) when it is auctioned by Ganly Walters on June 20th. The 11.9-acre site is being sold without planning permission but the agent is confident this will not deter developers as the site has clear potential for high quality residential development.

The site consists of the grounds of two houses, Garryknock and Sunday's Well, belonging to Ms Gwen Fottrell. The Fottrell family homes are among a number of small estates developed along the Carpenterstown Road in the early part of the last century. A number of the houses were named after rugby clubs in the west of Ireland.

The site is one of the best locations to come on the market in west Dublin since the Guinness family's houses and land on the edge of Phoenix Park were sold last year. The 24.2 acres at Mount Hybla in Castleknock made over £1 million (#1.27m) per acre at tender last June.

Mount Hybla had permission for only one house per hectare when it was put to tender but this is expected to be revised with much higher density likely to emerge. The Garryknock and Sunday's Well site is located at the Carpenterstown Road junction with College Gate, adjacent to the M50. It has 100 metres of road frontage and there are two substantial houses on the site. It is zoned A1 by Fingal County Council. Mr Stuart Walker of Ganly Walters said: "This zoning provides a unique opportunity to create an exclusive luxury residential development in a very special setting subject to planning permission.

"There have been no planning applications on this property, which is a veritable oasis of tranquility in close proximity to numerous individually exclusive developments."

The Fottrell family originally had 100 acres on Carpenterstown Road and kept a chicken farm with 27,000 chickens supplying eggs to the Dublin market. The site is a short distance from Castleknock College and close to the home of Ben Dunne.

Mr Walker said: "It is a very good parcel of land. It is virtually rectangular and it is enclosed by excellent quality houses. There are some very stylish mansions on this stretch of Carpenterstown Road."
