A traditional farmhouse on 38 acres near Enniskerry waterfall is guiding £1 million plus (1.270 million plus) at auction on 26th June next, through Jackson Stops.

Bahana Farm is to be offered initially in one lot and divided if not sold. The five-bedroom farmhouse and around 15 acres of land carries a pre-auction guide of £700,000-plus (888,820) and the remaining acreage is expected to fetch £350,000 plus (444,410). The entire property has huge visual appeal and the surroundings are heavenly.

Bahana is situated in a fairly sheltered valley just past the famous waterfall, under five miles from Enniskerry village and facing majestic Maulin mountain. The Wicklow Way passes close to the boundary of the land.

The low white-washed farmhouse is thought to date from the 17th century, going by a reference to window taxes discovered by a local clergyman. While new owners will undoubtedly modernise and install a smarter kitchen, the interior is well-kept and there are several very attractive features.

A brick inglenook fireplace which takes up most of one wall now houses a wood-burning stove in place of the original range. Across the hall is a diningroom, also with an open fireplace. The kitchen to the rear was the old dairy when the family was growing up - this is fairly compact and - while the sale includes built-in electrical equipment - a new owner will probably update the white units.

One of the five bedrooms is on the ground floor and is currently used as a study. Upstairs, two of the bedrooms are double in size and there are two single rooms.

The old-world cottage gardens are a delight - lovingly tended and packed with flowering borders and mature shrubs. There are two orchards with apple, damson and pear trees and a variety of soft fruit bushes. The triangular garden plot is bordered by thick laurels and the lands are all in old pasture with a natural water supply.

Apart from the house, there is a cluster of out-buildings ideal for loose boxes, a former workman's cottage, lock-up garage and several storage sheds which are suitable for conversion.
