The strength of the new homes market in Co Wicklow is underlined this week by the re-sale of a four-bedroom house in Enniskerry village which was built in 1996. Lisney is seeking offers in excess of £325,000 in a private treaty sale for the three-storey house at 2, The Courtyard, a gated development close to the centre of the village. When this small development was launched on the market three years ago, prices were under £200,000.

One of just four detached houses built Number 2, has a generous 1,900 sq ft of living space.

From the outside the house has a touch of the Gothic but inside it is minimalist in style. The immediate impression is of light and space, created in part by a double-height hallway. The light, airy feel is complemented by wooden floors, pale walls and neutral curtains which are to be included in the sale.

From the front door, you look through to the kitchen which is floored in terracotta coloured tiles. The working area has a good selection of cherrywood floor and wall units, and a Miele cooker with ceramic hob and extractor hood is staying put. A slatetopped island unit with presses underneath gives extra worktop space. A utility room off the kitchen provides further shelving, sink and storage, with space and plumbing for washing machine and dryer.

The dining area, which is part of the kitchen, is a conservatory-like room with windows forming part of its three walls. A glazed door leads into a small, south-west facing cobbled patio garden.

A television room at the front has an unusual granite and slate fireplace with brass trim. There is a ground-floor lavatory with a white tiled floor, and a small storage area. Beige carpeted stairs lead to the first floor, which has three bedrooms, a bathroom, a large hot-press and adjoining shelved unit. One of the bedrooms is decorated as a nursery in shades of blue and lemon and has a fitted wardrobe and storage unit. There is a similar unit in the second rear-facing bedroom.

The green and white bathroom has a striking marble-top vanity unit with integrated storage. The main bedroom has a short entrance lobby with a concealed wardrobe, and another double wardrobe. The en suite shower room is a smaller version of the bathroom. The top floor has a large room with bathroom nearby, and another bedroom/office. Together these rooms make up a self-contained unit for a teenager or au pair. The owners use the large room as a sittingroom. It has two large Velux windows, and a third window, which opens on to a front-facing balcony.
