An Edwardian three-storey house which has been given a thorough makeover is expected to fetch over €2.5 million at auction through Colliers Jackson Stops on October 20th.

It's the work of two builders who have extended and rejuvenated the 287sq m (3,100sq ft) four-bedroom house and given it the usual pale décor throughout.

Located next to the entrance to the Hazeldene apartment complex, it has off-street parking for three cars behind electronic gates.

The exterior brickwork has been cleaned, new windows fitted and original features such as stained glass panels and internal plasterwork maintained throughout.

From the entrance hall one can see through to the garden. From the outset, the atmosphere is bright and clean but neutral enough to allow new owners bring their own personality to the house. All furniture will be included in the sale.

To the front there is a large bay-windowed livingroom with original chimneypiece and at the back, a cavernous open-plan kitchen, dining and family room. This very liveable space is stepped at different points to differentiate areas.

A double height extension with large roof windows juts from the original house into the garden, behind which are sports fields.

There is a chimneypiece beside the dining area, the kitchen has dark units with top-of-the-range appliances and there are various doors opening to a deck outside.

The garden is secluded, well landscaped and with details such as outdoor speakers and lighting.

Upstairs, the main bedroom is particularly large and nicely proportioned and runs across the front of the house. An en suite separates the room from a dressing area that looks to the rear. There is a family bathroom - the size of an average bedroom - on the return fitted with Jacuzzi bath, double shower and clad in travertine marble.

On the second floor there are three double bedrooms, two with en suites, and all with high ceilings.

Due to the elevated position, there are pleasant views across the city. Also at this level is a study, that could be used as a fifth bedroom.
