Epworth, a detached Edwardian house on a quarter acre of garden, is the latest property in Greystones' fashionable Burnaby neighbourhood to come on the market. Located on Quarry Road, the five-bedroom house is expected to fetch over £700,000 at auction through Mason on April 6th. The house has been in the same family for over 30 years and is a sizeable and comfortable family home. The 2,250 sq. ft of living space includes two reception rooms, a television room, five bedrooms, a bathroom and a shower-room. It was built in 1902.

Standing in the good-sized hall, the eye is drawn up a handsome staircase to a sash window on the first floor return - all of which gives an immediate period feel.

The large rectangular drawing-room to the left of the hall has two front-facing windows and a featured white marble fireplace.

Also off the hall is the dining-room which was completely renovated some years ago when the ceiling was replaced. A television room connects the kitchen/ breakfast-room with a conservatory.

The conservatory has a sliding door to a south-facing patio which has large red quarry tiles. The kitchen/breakfast room is L-shaped with the working kitchen in a galley area with white fitted floor and wall presses. There is an old Aga, which has been converted to oil, in the breakfast room which has a fine timber ceiling, a tall recessed shelved cupboard and a hot press.

The first floor return has a bedroom currently used as an office/study, a tiled shower room and a separate lavatory. The wash-hand basin is enclosed in a wooden cabinet. The main bedroom on the first floor has an integrated mahogany suite comprising wardrobes, a wall to wall drawer unit with continuous dressing-table top built into the bay window - and a matching mahogany bed head.

The adjoining en suite bathroom, large by today's standards, is peach coloured. It has a parquet-style floor and is completely tiled. There are three more double bedrooms - one with a fitted mirrored wardrobe unit in white and a wash-hand basin.

Outside there is a detached garage, several outhouses and a greenhouse. A gravelled drive at the front of the house provides ample parking for a number of cars. A walled garden to the side and rear is set in lawns fringed by mature trees and shrubs.
