A CLASSIC REDBRICK in Rathgar, graced with the grand proportions that come with these types of houses, has been beautifully refurbished and freshly painted with Farrow Ball creams.

The five-bedroom house at 8 Victoria Road, Rathgar, is for sale through Lisney for €1.5 million. The current owners, an artist and architect, plan to buy two smaller homes, here and in France, and split their time between the two.

While the 209sq m (2,250sq ft) house has five bedrooms, it is also flexible enough to offer workspaces, as it does now, with a study on the first-floor return and an artist’s studio in the easily accessible attic, with stairs up to it.

The study – which is beside the main bathroom – could easily be a bedroom as could the attic room which would take a double bed.

There is also a shower room on the second return: both bathing rooms are floored with Fired Earth tiles.

The three other bedrooms are on the first floor. The main bedroom overlooks the garden and the two smaller bedrooms look out to the front of the house.

The windows in these bedrooms and the ground-floor livingrooms are vast, starting at around knee height and extending close to the ceiling. All of the windows have been repaired to a high standard, by Kells Windows.

Other period features are intact, including fireplaces in most of the rooms, decorative plasterwork and wooden floors at ground level (released from beneath an old red carpet) and in the attic.

The downstairs livingrooms can join each other through double doors. The kitchen sits in the garden, in a space that was further extended by previous owners.

The south-facing garden has a patio and is planted with shrubs such as roses and hydrangeas.

While the house is close to Terenure and Rathgar, it is in a tree-lined street of redbricks, away from main roads. You would find it hard to get much closer to Zion Parish Primary School and High School Rathgar.
