Dublin 3: €550,000Number 37 Charleville Avenue, off the North Strand, Dublin 3, has 93sq m (1,000sq ft) of living space but somehow feels a little larger thanks to high ceilings and different levels.
The house is for sale by private treaty through Sherry FitzGerald which is seeking offers of €550,000 for the two bedroom artisan-style terraced house.
Charleville Avenue is a quiet one way street with a view of Croke Park. The current owners, who bought the house a few years ago after it had been refurbished, say it's been the ideal home for a young couple working in the city centre. As they now have a child, it's time to move on.
A tiny garden with pretty tree leads to the front door behind which is a narrow but bright hallway.
The staircase here has been cleverly been made look lighter through the removal of lower part of the bannister and using open steps on the upper part.
The two interconnecting reception rooms to the right of the hall are spacious for this style of house and, again, nice and bright thanks to large windows. Bare floor boards and stripped doors feature, as do cast iron fireplaces.
The house has a pleasant atmosphere, perhaps in part because many of the rooms look onto the richly planted patio garden that runs along one side of the house. It was designed by Jim Bloxam, and has a water feature, built-in seating and is divided into two areas that catch the sun. It's like an extra room during the summer, say the owner.
A few steps down from the hallway is the kitchen. There's a breakfast area, and an alternative to the standard fitted kitchen: built-in storage units are painted zingy green and there are timber work surfaces.
It works very well and has a relaxed, cosy feel.
This leads to an extension to the original building that houses a small double bedroom and a wc. The roof here is pitched and there's a large corner window with view to the garden.
Upstairs on the return is the main bedroom, which is of a fairly good size. The attic has been converted into a bathroom with exposed brickwork and a freestanding bath.
Two Velux windows make it another bright room. For a small house, there's ample storage. The bathroom has hidden panels that clip away to reveal storage and there's a big-ish space under the stairs.
