Built just 15 years ago, The Chalet, Carrickbrack Road, Baily, Howth, has settled comfortably into the rich botanic life of the city's spectacular headland.

High enough up the hill to command eye-popping views of the bay, and beyond it to Bray Head as well as the Wicklow and Dublin mountains, The Chalet's own landscaped gardens have matured to seamlessly blend with the older trees and bushes around.

On 0.7 acres on the southern slopes, the house itself is two-storey, partly brick-faced and built so that the three reception rooms are on the ground floor and three bedrooms on the lower, garden-level floor.

It is for sale by private treaty through JB Kelly's Property Team which is quoting £1.4 million (1.78m).

The Chalet's design maximises the views offered by its location. A balcony with wrought-iron surround runs the length of the upper floor and , offers a more sheltered option. Features include hardwood, double-glazed windows throughout, teak doors and oil-fired central heating.

The floor area covers some 2,500 sq ft and a tarmacadam driveway offers good parking space.

Steps lead to the balcony and to the main entrance where a porch leads to an L-shaped reception hall. Interest is added by the hardwood banisters around the opening to the spiral staircase, in similar wood, which take you down to the bedrooms.

The hallway leads to the compact diningroom which has views of the bay as far as the Poolbeg chimneys.

The long livingroom has two windows with more bay views as well as one to the side from where you can keep an eye on the Baily lighthouse. A black marble fireplace has a Victorian-style tiled inset, slate hearth and coal-effect gas fire. Wooden skirting board matches the timber windows.

The reception hall leads to a small drawingroom and to a walk-in cloakroom. The kitchen has a range of oak units at floor and wall level and a ceramic, teracotta-style tiled floor. A green, oil-fired Aga sits in a brick surround and the sink is by a window with more views of the Baily.

There is a good-sized utility room with built-in presses and a walk-in shelved airing cupboard.

A double glass door leads to the rear patio which is surrounded by old trees, bushes and plant life in healthy variety. Steps and a path lead to the front gardens.

At the garden level there is a second entrance hallway, with a double glass door. The main bedroom has an en suite. It also has a walk-in dressing room and double doors leading to the front patio. The other two bedrooms have built-in wardrobes with mirrored vanity units.

On this level there is also a hall cloakroom and family bathroom in shades of khaki. There are steep, terraced lawns to the front of the house.
