Rutland, a large detached 1930s house at Crosthwaite Park South, Dun Laoghaire, Co Dublin, is sure to excite interest in the run up to auction on March 29th. The five-bedroom house standing on half an acre of garden carries a guide price of £900,000 (€1.14m). The selling agent is Sherry FitzGerald.

Crosthwaite Park is best known for its terraces of Victorian stucco houses. Rutland is located at the back of the square and has off-street parking. Built in 1930, the house has around 2,500 sq ft of space, with plenty of room to extend.

At present there are three reception rooms and a spacious kitchen leading to a pantry. Unusually, the kitchen overlooks the front garden, and new owners might want to move it to the side or back of the house.

The recessed hall door opens into a large hall. The dining-room on the left has an original tiled fireplace with timber surround, fitted china cabinet and windows overlooking the front and side garden. The second room on the left is a charming family room. Light pours in from the large bay window overlooking the lawn. It has an original redbrick fireplace.

The drawing-room at the end of the hall has side and rear windows, a built-in cocktail cabinet and an original mahogany mantelpiece with tiled inset which was fitted at a later date.

The large square kitchen to the right of the hall door at the front of the house has an Aga cooker painted white and set in an alcove. The original flagstones in black and red are covered with lino. An enclosed passageway leads to a boiler/store room and another toilet.

A fine carved staircase curves up and around to the landing. Two large bedrooms have lovely garden views and extensive built-in wardrobes. There are three further bedrooms, all served by a family bathroom and a separate toilet.

The side and back garden are mostly in lawn, with tall evergreen boundaries creating a real sense of privacy.
