Dublin ’s largest housebuilder, Menolly Homes expects to wrap up sales of three and four-bed-room townhouses in the first phase of Drynam Hall in Kinsealy, Co Dublin, this weekend when the remaining units go on the market.

Sherry Fitzgerald New Homes will be staffing the showhouses on Saturday and Sunday from 2 p.m.to 4 p.m.and many of the houses will be ready to move into from this spring.

The Drynam Hall scheme off the Malahide Road has a mixture of apartments and houses in a delightful rural setting two miles from Malahide and Swords and nine miles from the city centre. Menolly ’s reputation for keen pricing has brought early success for Drynam Hall where all two-bedroom townhouses and apartments have been sold out.

Three-bedroom, three-storey townhouses with 108 sq m (1,160 sq ft)of floor space seem exceptionally good value at
1 315,000. Viewers are unlikely to settle for the conventional three-bed, two-storey version once they get a feel for the
Menolly configuration.

The combined diningroom and kitchen is at the front while the livingroom is at the rear,occupying the full width of the house. There is an attractive fireplace with fitted gas fire and a French door opening into the rear garden. Two double bedrooms on the first floor share the main bathroom but the principal appeal is the main bedroom on the top floor along with an en suite bathroom. There is also a walk-in hotpress.

The four-bedroom homes have a fairly similar layout though they have considerably more space (120 sq m/1,294 sq ft)and are priced from  €345,000. Three of the bedrooms are doubles and the other one is a single.

The extra space is particularly noticeable in the livingroom and kitchen which are particuarly attractive .A handful of other three and four-bed homes are also available.
