Little Racefield is one of a cluster of old houses at the top of Tivoli Road in Dun Laoghaire. It is an historic part of the town: Tivoli Road, now a busy thoroughfare, was once known as the "Back Road", a way that ran from St Mary's Abbey at Monkstown Castle to Bullock Castle in Dalkey. Little Racefield is about 200 years old, according to the owners, and was originally the coach-house for nearby Racefield House. It is for sale by private treaty through Gunne, with a guide price of £450,000 (571,380).
The five-bedroom home, which is painted an old-rose pink, has a floor area of 1,600 sq ft. About half of this space is in the form of a two-storey extension, which was built three years ago.
On the ground floor there is a long and large kitchen-cum-diningroom, which forms part of the extension. All the yellow-painted oak units were made by one of the owners, who is a cabinet-maker. Huge pitch-pine beams - salvaged from Belfast Lough - stretch across the ceiling. The drawingroom is a cosy, square room, painted a glowing cherry pink. It has a cast-iron and tiled fireplace, and windows on two opposing walls.
Upstairs, a small bedroom and the main bedroom are in the old part of the house. The latter is a lovely room with a coved ceiling, windows on two sides and fitted cherrywood wardrobes. Two of the remaining bedrooms, a small double room and a single, are interconnected. The last bedroom is also a single room. The bathroom has a bath and shower. Outside, there is a small courtyard garden on two levels. Granite rocks, retrieved from the house during the building work, have been fashioned into a pond with a cascading watercourse.
