The historic town of Kells is the setting for a new launch of four-bedroom detached and semi-detached houses showing for the first time this weekend.

Prices at Headfort Woods start at £149,950 (#190,400) for the smallest 1,345 sq ft semi-detached houses and there are two sizes of detached houses from £169,950 (#215,790) and from £197,950 (#251,340). The selling agent is local firm T&J Gavigan of Kells and Navan. Out of a total of 39 houses to be built on the Headfort Road site, 12 are being released in this initial phase. Another 15 have been presold from a waiting list, says the agent. Finishing date for the first houses are late September and early October this year and the entire scheme will be completed by spring 2002.

Exteriors are finished in three-quarters brick, with bay windows and porches. Boundary walls are also brick-topped, an attractive feature that emphasises the solid look of the Headfort scheme. All the four-bedroom houses in the development have garages which can be converted to an extra livingroom for an additional £5,000 (#6,350) and three of the four bedrooms have stylish fitted wardrobes.

There are three four-bedroom semis on offer, measuring 1,345 sq ft and costing from £149,950 (#190,400). These have a fair-sized sittingroom with an allowance for a fireplace of choice and double doors to the diningroom. Glass doors open from here to the back garden.

A separate large kitchen/ breakfastroom has plenty of space for family dining, a range of maple units and a fitted utility off. There is a guest toilet off the hall and a door into the garage. Upstairs are the family bathroom and two double and two single bedrooms, with the main room en suite. Two four-bedroom detached houses have the same internal layout and convertible garage as the semis, priced from £169,950 (#215,790).

Top of the range at Headfort Woods are seven 1,750 sq ft four-bedroom detached houses from £197,950 (#251,340). By most standards, these are spacious, with an airy sittingroom and good-sized diningroom.

There are plenty of cherrywood units in the kitchen, the utility room is large and there is a guest toilet and wash-hand basin under the stairwell. As with the smaller houses, an attached garage can be converted for an additional fee. Plots are wider because of the garages and gardens are levelled and seeded.

The bedrooms are larger than average, with two double rooms - one en suite - and two generous-sized single rooms. Gardens, some bigger than others, will be levelled and seeded. The developer of Headfort Woods is Headfort Properties and Jack Fitzsimons of Kells is the architect.

Kells is about 40 miles from Dublin and is popular with commuters. Many of the houses were sold in advance to locals.
