Douglas Newman Good is expecting brisk sales this weekend at The Paddocks in Adamstown following on from coverage of the opening of Adamstown train station by Taoiseach Bertie Ahern this week.

"We have been telling people for the last two to three months that it was going to happen and they have been buying on the strength of that," says Keith Lowe of DNG. But now that it is open, enquiries have increased and he is predicting a busy weekend.

DNG will have 50 units on offer this weekend, with prices from €299,950 for a one-bed apartment to €520,000 for a four-bedroom semi. Seventy units have been sold in the last month and a total of 270 in the last 10 months, he says.

Meanwhile, Gunne New Homes say they are receiving enquiries on a daily basis about units in Adamstown Square, even though their scheme is officially closed and the next launch is not until the autumn.

Over 150 sales have been recorded by Gunne since the scheme was launched in February and 635 were sold last year.

The €10 million station is the first privately funded station on the Iarnród Éireann network. It has 33 services a day, journey times into to Dublin are 15 minutes and extra carriages have been promised in the next two to three months. The first primary school at Adamstown will open in September and a childcare facility is being built.

Energy-efficient homes at Newcastle Lyons, the latest Maplewood development in west Dublin, sold well last weekend.

Estate agent GPK Properties reported that 47 out of 100 available units were sold within two days of the first launch. Houses at the scheme come with solar panels, top quality insulation, best-practice double glazed windows and energy-efficient condensing boilers.

There are 14 different unit styles on offer at Newcastle Lyons. Prices start at €260,000 and, when complete, the scheme will incorporate 700 homes. They will form part of 1,300 units planned for the area.

Over in Finglas Gunne New Homes sold 11 townhouses at Creston last week. Prices start at €270,000 for one-bed apartments in the Durkan Residential scheme located off St Margaret's Road. Townhouses are priced from €370,000.

The majority of buyers were trading from smaller properties locally, according to selling agent Owen Reilly.

The fact that there is no stamp duty payable is a strong incentive for buyers, he added.

Young buyers were also attracted by the quality spec which includes spacious kitchens with fashionable high-gloss units and integrated appliances.

Most of the apartments comes with terraces or balconies, while the townhouses have their own gardens. A total of 141 houses, duplexes and apartments will be built at Creston, which is located close to the Charlestown shopping centre - this is due to open in the autumn.
