Beachside in Killiney for €1.85m

This pale lemon 19th-century house on the coast comes with grand, light-filled rooms, panoramic views and is back on the market reduced from its boom-time high of €4.25m

When a house is advertised as having sea views in Dublin it can mean anything from a distant glimpse from a back bedroom if you have binoculars, to this – panoramic views from just about every window in The Yellow House on Strand Road in Killiney. The Victorian house, built in the 1890s, is a coastal property, set sideways on the 0.7 acre site in a quiet cul de sac that runs parallel to the sea. Longtime house hunters in the Co Dublin suburb will probably know the Yellow House already.

It has been on the market intermittently since 2008 and not surprisingly given the time frame involved it has seen considerable price drops. It first was offered for sale for the boomtastic price of €4.25million, which even then and even for a house on the Co Dublin coast, was very strong.

By 2010 it had been reduced to €2.2 million with smaller drops following throughout that year and still no takers. Now the 240sq m (2,600sq ft) four-bed detached house is for sale through the Landsdowne Partnership for €1.85 million.

It has many period features and several of the rooms have a dual aspect to maximise the light and those spectacular sea views. The layout at ground level has been altered by the owners with the addition of a large extension at the rear to make space for a kitchen/ breakfastroom with vaulted ceilings and a wall of French doors. The original reception rooms, on either side of the front door, are grand, light-filled rooms with deep, square bays with Victorian features and proportions. A small study opens off the diningroom. Also on this level is a smaller room which could be a fourth bedroom – it has an en suite off it – or a playroom. There is also a utility room.

Upstairs the layout was changed to make a bedroom suite which takes over one side of the house with a walk-in wardrobe and dressing area and a full-size bathroom. On the other side of the landing are two more double bedrooms with the family bathroom off the half -landing at the rear.

Outside, electronic gates open onto a sweep of gravel with lots of parking. Around the side is a magnificent patio garden with paving and cedar decking and a long strip of garden to the side.

There is a separate spacious studio building near the house which would work for anyone looking for a fantastic home office built with doors out on to its own little patio.
