Secreted off Infirmary Road is a warren of streets similar to those at Harold’s Cross in Dublin 6 and North Strand, Dublin 3, where there are roads of two-up, two-down terraced houses, as well as lower set rows of single storey artisan cottages.

Kinahan Street is one of the latter, where most of the houses are double-fronted. Number 32 is one of the last two remaining properties on the street with its original steel frame windows and they were one of the only salvageable features of the house. The owner had them restored by specialist fenestration firm Lamb’s Tongue.

The window’s large forms help to wash the house in warming southern light and the houses on the opposite side of the street are so low set that much of what you see through them is sky.

The owner bought the property in April 2012, when she paid €95,000 for it, according to the property price register. It still had an outdoor toilet and needed complete gutting. She added a small extension and reconfigured the layout so that you now have an open plan space that runs almost the depth of the property and includes a sitting area set around an inset gas fire, a dining area, while small, a real asset, and an L-shaped kitchen. This space feels bigger than it is thanks to its lofty ceiling heights, over 3.1m high, large window and roof light.

The two bedrooms are to the right of the front door. A single to the front is used as child’s room but could equally become a home office.

There’s a decent double that overlooks the small back yard, which is north-east facing, but is big enough to take bins and a small line so you can air dry some clothes. Here the ceiling height is the standard 2.4 metres but there is attic storage space above it – invaluable in a small home.

There’s an internal shower room to the back and concealed behind ridged sliding doors is the fridge and laundry cupboard, a clever project that was completed during lockdown and means you no longer see these appliances when you first cross the threshold.

Now a C2 Ber-rated house, which is 43sq metres in size, it is seeking €345,000 through agent SherryFitzGerald.
