By the quarry and the sea for €1.05m

Four-bed three-storey house, one of six in a small 1990s development in Dalkey

Dalkey Rock is a small early 1990s gated development of just six redbrick houses abutting Dalkey Quarry.

In terms of sea views, the detached houses are on the wrong side of Ardbrugh Road, but they do possess a unique vista of another Dalkey landmark, the quarry whose limestone helped form Dún Laoghaire harbour and Dublin Port’s South Wall, as well as kerbing many of the city centre’s streets.

The development was built by McCoy, which also built schemes in Sandycove and Killiney, as well as the unique thatched cottage development, St James Wood, in the village of Stradbally, Co Waterford,

Number five Dalkey Rock is the last house on the right and enjoys great views to the rear of the quarry’s striking slabs of granite. Set on a sizeable plot, the house could be extended to the side, which is southwesterly in aspect, to make even more of the setting.

The property has interconnecting reception rooms to the right of the hall. Both have gable end windows to better frame the utterly undeveloped view. The formal sittingroom has a box bay window overlooking the front. The formal diningroom has double doors that lead through to the kitchen and another set that take you through to a conservatory, where you really get a sense of the scale of the rock face. In May, the rock is clad in a curtain of clematis.

The garden isn’t huge but the fact that the house abuts the quarry, a special area of conservation and full of wild grass, trees and walkways, more than makes up for this. The kitchen overlooks the rear and has black granite countertops. Compared to the rest of the house, this room feels dark. Off it is a large utility room that could be incorporated back into the main kitchen to extend it and build a bigger eat-in area. There is a second formal room to the front of the house.

Diamond-shaped windows on the stairs return offer sea views and these windows adorn all the bedrooms. The owner had special wooden shutters made to fit each of the unusual frames.

On the first floor there are three good size bedrooms, one of which has an en suite bathroom. There is also a big family bathroom on this floor. The bedroom on the second floor is vast, dwarfing the double bed in it and comprising most of the footprint of the house. You can see the sea from its Velux windows.

The house measures 225sq m (2,422sq ft) and is asking €1.05 million through agent Savills. Dalkey Rock is part of Dalkey Quarry and Killiney Hill Park, a fantastic facility with beautiful walkways and large open green areas.
