Since it was acquired by its owners 20 years ago, this 1932 house has been transformed into a bright, spacious home with an expansive rear garden

The light, bright mood in Kyle makes an impact as soon as you enter. The vendor has cleverly played to the high ceilings, large windows and garden views from almost all rooms by painting walls, doors, banisters, windows and furniture in rich creamy colours. Curtains are cream too, ditto cushions and other fabrics. Splashes of a soft grey appear here and there. The overall light and bright effect is warmer than you’d think, and relaxing.

Kyle began life in 1932 when, built by Dalkey brothers Hugh, Matthew and Frank Martin, it was sold to Granville Proby Esq of Glenart, Arklow. The vendors, who are downsizing, paid some €200,000 at auction in 1995: the brochure at the time lauded its aluminium windows and cable TV. “We gutted the inside,” the vendor says, “there was no heating, trees right up to the door. It wasn’t recognisable as the house it is now.”

Kyle has become a contemporary, comfortable home with many original features intact and an exceptional rear garden. The latter is 110ft long and 40ft wide, begins with limed decking, steps down to a large, Indian sandstone patio and down again to a pebbled garden with a twisted maple surrounded by white roses.

Large floor space

DNG is selling by private treaty and asking €1.25 million. The 232sq m (2,497sq ft) floor space has five bedrooms, two formal reception rooms, guest cloakroom, open-plan kitchen/ diningroom, family bathroom, separate shower room, utility and attic room.

Original five-panelled, folding doors separate the formal reception rooms. A servants’ bell functions loudly, both rooms have picture rails, there is a wide bay to the front and a rear window overlooking the garden.

The kitchen/diningroom, with an Aga in a white-tiled niche as focal point, uses a glass door and windows to make the most of garden views.

The banisters are original, the bedrooms have notably high ceilings, good garden views, built-in wardrobes, wash-hand basins and, in three, original fireplaces.
