Rathmines redbrick for €2.45m

Despite some renovation, this comfortable family home has retained many period features, while its long garden and large basement will prove attractive

In the 20 years they have lived here, the owners of 25 Palmerston Road have seen prices on this stretch of one of Rathmines’s leafiest roads rise dramatically – number 27 sold for €7 million in 2006 – and then fall just as dramatically.

There has also been significant renovations all around them, with modern glass-box extensions being particularly popular. They, however, have kept their house pretty much as it was when they bought it. The bathrooms and kitchen have been updated and they have done some decorating and maintenance work, but otherwise the layout in the Victorian semi-detached house is close to the original.

The comfortable family home with 289sq m (3,110sq ft) is for sale through Sherry FitzGerald for €2.45 million.

The fine livingroom runs the width of the front with two tall sash windows, high ceilings and the expected period details such as a fine fireplace and a decorative plasterwork. It opens into the diningroom at the rear.

Home office

Also on this level is another room at the rear – used by the owner as a home office – which was probably originally a serving room or butler’s pantry for the main reception rooms.

Upstairs there are four bedrooms, the largest of which has an en suite, and a family bathroom.

Just as there is that extra room at hall level – one not usually found in two-storey overbasement houses – there is also one at basement level. Down here – the ceilings are a good height – two rooms have been knocked through with a family room to the front and an eat-in kitchen to the rear. A comfortable family room, it is fitted with timber painted units that line the walls while double doors open out to the rear garden.

There is another room to the front which could be a playroom, workroom or bedroom. There is also a shower-room at the end of the hall.

Several neighbours have built mews houses in their gardens and there would seem to be scope to do the same in the 30m long, nicely landscaped west-facing back garden. It is worth noting that these mews are not standalone properties able to be sold on, but remain part of the main house for planning purposes.

There is off-street parking to the front for two cars.
