A development in suburban Dublin is being regenerated after the original developers went into receivership following the recession.
The original build of houses in Hansfield, Dublin 15, were sold and are mostly owner-occupied. The new developers, Hansfield Investments, have incorporated those into the new scheme with freshly resurfaced roads that give the estate a unified look.
About 600 houses are planned in Hansfield, situated just off Ongar Road, a short drive away from the Blanchardstown Centre and the M3 and M50 motorways. Twenty-two homes are being released in the first phase, and they are nearly move-in ready.
The development has its own access road, which leads to the on-premises train station, an attractive perk for commuters. The IFSC and the Dublin Docklands are a 25-minute train journey away, along with Luas links from Connolly Station. The train will link up with the Broomfield Luas stop in 2017.
Two Educate Together schools are situated in the development: one primary and one secondary. Just across the road are two more options: Castaheany Primary School and St Benedict's Primary School. Only slightly further afield are Castleknock College, Mount Sackville Secondary School and the Institute of Technology Blanchardstown.
First-time buyers
Jeremy Kelly of Kelly Walsh agents says phase one buyers can avail of competitive initial launch prices. He also says there has been a huge volume of calls about the homes, which are especially attractive to first-time buyers. This is the first new development in the area in recent years.
The 22 houses in phase one go on sale on Friday, May 15th, and they are a combination of two-, three- and four-bed homes.
The four-beds range from 142 to 154sq m (1,528 to 1,658sq ft) and are priced from about €340,000. The three-bedroom homes are from 106 to 114sq m (1,141 to 1,227sq ft) and start at about €260,000. The two-beds start from 86sq m (926sq ft) and are about €220,000.
Buyers will have plenty of options. There are 11 different house types in the initial launch, with subtle differences. There is a choice of four different contemporary kitchen styles. The bedrooms are good-sized, with no box rooms, and come with fitted wardrobes. The homes have energy-efficient BER A2 and A3 ratings. Solar panels reduce electricity costs, and the zoned gas-fired central heating can be controlled remotely via the “Climote” app. Solid concrete walls between houses provide good sound insulation.
The houses have private back gardens complete with patio and lawn. Front gardens will be landscaped, and the cobbled driveways have parking for two cars.
