Ballymore Homes’s latest launch is in the commuter county that inspired the company’s name.

When complete Stoneleigh will be a development of about 120 two-, three- and four-bed homes and is situated just on the edge of the prosperous bloodstock town of Naas, beside Craddockstown Golf Club and adjacent to Oak Glade, an early 2000’s development by Ballymore.

The estate is a 15-minute drive from Ballymore Eustace, the small village where Ballymore founder, Roscommon man, Sean Mulryan built his first one-off house.

Since then he has constructed thousands of homes including Piper’s Hill at Killashee, a kilometre from Naas, which launched in September 2015 and Royal Canal Park, which launched in November of the same year. St Marnock’s Bay in Portmarnock followed with its launch last February.

Designed by CW O’Brien Architects, phase one of Stoneleigh comprises 40 red- and yellow-bricked roomy houses. The firm engages teams to work on its building design and architecture and it shows – the attention to detail means the flow and layout in each house feels intuitive – the units are very well laid out.

There are smart painted kitchens with herringbone patterned tile splashbacks and kitchen appliances included as well as air source heat pump central heating and nine-feet ceiling heights at hall level.

In the first phase there are four two-bed houses (88sq m/954sq ft) for €315,000 and 24 three-bed semis ranging in price from €340,000-€355,000. There are four three-bed terraced properties, the two mid-terrace homes are asking €325,000 while the end-of terrace units are asking €335,000. The three-beds range in size from 110sq m to 117sq m (1,188sq ft to 1265sq ft).

The star of the development though is the four-bed house. There are eight of these. All are detached and set on corner sites. They range in price from €440,000 to €460,000 and measure from 153sq m to 158sq m (1645sq ft to 1710sq ft).

Each house has a sitting room on one side of the hall with an open plan living dining kitchen on the other side. Upstairs there are four good-size bedrooms, three roomy doubles and the fourth designed as a kids room with built-in bunk beds but big enough for a small double. The dual aspect main bedroom is especially considered. It has a doored, walk-through, wardrobe space that leads to a windowed en suite shower room.
