Dundrum: Another phase of high quality apartments beside the Luas station in Dundrum, Dublin 14, going for sale this weekend will appeal equally to buyers trading up and others looking for a safe investment.

Iain Finnegan of Finnegan Menton will be handling sales of the larger than usual two-bedroom apartments which are priced from €395,000 to €455,000.

The agency will be using a marketing suite in the newly completed Riversdale development on Saturday and Sunday from 2 to 4 p.m. to illustrate the high spec finish in the apartments under construction at Rockfield.

Both developments by Gannon Homes are located next to the massive new Dundrum Town Centre which is set to transform the area when it opens next year. It will have a first rate mix of shops (including the largest Marks & Spencer outside the UK and Ireland's only House of Frazer store), leisure (multiplex cinemas and a theatre) and social facilities (community meeting rooms and keep-fit facilities).

The remaining 44 apartments in the first of four blocks that will form part of Rockfield are being released at this stage. The complex will eventually have four attractive four to six-storey S-shaped blocks on an elevated site on the south-western side of the new town centre. The blocks are subdivided so that there will be only four apartments per landing. The entrance lobbies will have wood-panelled walls and polished stone floors.

Rockfield will also be within a few minutes' drive of the M50 and less than 20 minutes drive from the Dublin mountains.

Viewers will be impressed by the fit-out of the apartments which have floor areas ranging from 70.1 to 80.3sqm (755 to 865 sq ft). The kitchen is likely to be one of the strong selling points as it comes with a full range of integrated electrical appliances. The livingroom is equally impressive and has a wooden mantelpiece with coal-effect electric fire. There is a handy en suite with the main bedroom and wardrobes in both bedrooms. Gas central heating is used throughout.

Each apartment has a balcony and selling prices include a car- parking space in the basement.

Gannon Homes will not be skimping on anything, least of all the landscaping, which will greatly enhance the value of the homes in the years ahead.

Rockfield is easily one of the best apartment developments under way at the moment.
