FOXROCK: FROM €2mTHIS SMALL development of 18 detached four- and five-bedroom houses in Foxrock has seen prices drop since it first went on the market late last year. Now for sale through Daphne L Kaye and Associates, prices range from €2 million to €2.5 million, down around €500,000 for each unit.

Situated close to Foxrock village, off Brighton Avenue, the scheme was developed by Galway property developer Burkeway Properties Ltd.

In essence the design consists of spacious red brick and white rendered dormer bungalows with brick walls and pillared gateways, throughout the scheme, but there are four different types.

The Blake measures 203sq m (2,185sq ft), the Bodkin is 221sq m (2,379sq ft) and the Gordon measures 241sq m (2,594sq ft). These all have four bedrooms. The larger Sloane home measures 274sq m (2,949sq ft) and has three storeys with five bedrooms and three en suites (one more than the rest).

Nine of the properties have separate garages and there is some variation in the size of the gardens all of which is reflected in each price.

The living areas in these double-fronted houses are particularly good with a wide hall, a formal sitting and interconnecting diningroom to the left, a study and family room to the right and a kitchen to the back, opening onto a paved area and the back garden, as well as a guest cloakroom.

The Bodkin house type has particularly pleasant reception rooms and a fine kitchen, but a growing family might prefer the extra space in the kitchen of the Gordon with its square bay.

All of the kitchens are fitted by McNally and feature gloss units with slightly sparkly white granite worktops, white floors and integrated appliances.

There is much evidence of seasoned timbers in the mahogany parquet and woodblock flooring, internal doors (including sliding doors between the reception rooms), and staircase treads and bannister rail, all making for elegance when contrasted with the simple white Lamartine fireplaces and high skirting boards.

Upstairs, the layout is quirky with sloped ceilings and unusual corners. There is a lot of landing space and the bedrooms are not quite as big as might be expected, but on the other hand they are all bright, with good storage and are placed to ensure privacy.

The fifth bedroom in the Sloane could make a wonderful den for teenagers as it has the third floor to itself.

Bathrooms and en suites are all streamlined and well finished.

Outside, paved and landscaped gardens with lawns and mature saplings have off-street parking.
