Dublin 6: €3.75m: A fine Victorian era house in Dublin 6 has space inside and out, writes Eoin Lyons
Sherry FitzGerald will auction Dunlewy, a detached five-bedroom Victorian house at 31 Terenure Road East in Rathgar, Dublin 6 with an advised minimum value (AMV) of €3.75 million on April 6th.
The house extends to 344sq m (3,700sq ft) and is located near the crossroads of Orwell Road and Rathgar Avenue. It was built in 1850 and the current owners, an architect couple, have documents showing that the builder was instructed to spend a minimum of £400 on the house - a fortune in those days.
The couple's family has grown up, hence the sale, but they are maintaining a small studio (which they have used as offices) to one side of the house. It is discreet and does not infringe on the main house, but new owners will have to share the gate into the driveway as the studio will have one parking space.
There have been only four owners of this house, which says something about its charms. The rear garden, for example, is 0.26 acres and, apart from plenty of space, almost every room is also exceptionally bright. There are little touches included in the renovation that give an indication of its current owner's profession: for example, conservation-spec skylights and new timber draft-proof windows.
The exterior of the house has a brick façade. Off the entrance hall is an enormous drawingroom with bay window to the rear and carved marble chimneypiece. On the other side of the hall is a diningroom to the front with a study and guest cloakroom to the rear. The garden can be accessed from the return on the stairs to the lower ground floor via a wooden staircase to the patio.
Downstairs, the kitchen follows the footprint of the drawingroom above, giving enough space for the kitchen proper (with view to the front garden) and a dining area (with doors to the rear patio). The units are loosely Shaker-style with double sinks and good appliances.
Also at this level is a bedroom with shower room en suite and a family room, beyond which is a second kitchen. There is a utility area underneath the stairs and an exit under the granite steps.
On the first floor return is a window with original etched glass panels. From here one can see the Dublin mountains, Rathgar Bowling Green and a church spire on Zion Road. The main bedroom is a great size and has a smart en suite with original bath, shower and wooden floor.
There are two other double bedrooms and a single.
The family bathroom also has a bath and shower unit - all very nicely designed.
