A Victorian watermill near Bantry, Co Cork, is for sale through Michael H Daniels, who is guiding £650,000 (€825,330) for the unusual property that stands on three acres.
The 5,000 sq ft stone building was first refurbished in the 1970s and its current owner, a professional wood turner, bought it in the early 1980s. Since then he has done considerable work on what has become his living and working space.
He uses the entire ground floor of the mill as his studio and the living accommodation is spread over the two upper floors.
As the large ground floor space is largely untouched, with its stone flagged floor and cast iron stancions, the agent suggests the mill building might be suitable, subject to planning permission, for conversion into a variety of commercial uses.
On the second level there is a very large livingroom with exposed wooden beams, a cast iron wood-burning stove, stone walls and tall windows.
The scale of this room can be imagined given that one end comfortably holds a 12-seater dining table and there is a grand piano tucked under window. The windows have working wooden shutters.
The kitchen has an Aga and solid pine units. There is also a sittingroom and a study, and all the rooms are on a grand scale.
Also on the first floor is the first of the mill's five bedrooms.
The remainder are on the second floor, as are the three bathrooms.
There are two principal outbuildings in the grounds - the remains of a stone cottage which has been re-roofed and is now used as a barbecue area, and a three-room wooden studio with its own bathroom.
Dromore Mill still has its giant waterwheel, reputedly the second largest in the country.
This doesn't work anymore, and the river has been diverted around it to flow down an adjacent bank with a 25-ft drop. The river also incorporates a salmon leap and two large pools.
The mill is located in a secluded woodland setting eight miles from the town of Bantry and 48 miles from Cork city.
