Canny builders developing a residential site at the upper end of the market know that the type of buyer they're looking for demands top-of-the-range features and finishes.

The list is long: from under-floor heating and internal vacuum systems to wet rooms, dressingrooms, and utility rooms that are so large and smartly fitted-out they could easily be mistaken for the main kitchen.

The builder who took on the rebuilding of a mews at 18 Heytesbury Lane in Ballsbridge clearly knows the sort of shopping list that anyone who can afford to pay over €3 million for a house has in their back pocket.

What was once a modest house on this residential lane smack in the middle of Dublin 4 is now a well-designed, contemporary, four-bedroom house with two livingrooms (one downstairs, the other part of a spacious open-plan, light-filled living space upstairs).

In all, there is 214sq m (2,300sq ft) - making it a particularly large mews and one that could easily cope with a growing family.
