A site with planning permission for 385 starter homes at Meakstown, Finglas, Dublin 11, is to be sold by private treaty through joint agents Ganly Walters and Mason Owen Lyons. There is no obligation to provide for social housing on the 19.8 acres, adjacent to Jamestown Road in Finglas.

The agents say that similar sites with planning approval have sold for between £45,000 and £48,000 (€57,140-€60,950) per unit.

The land is located in an area where there has been a considerable amount of industrial development in recent years. The site is within easy reach of the M50 motorway which links up with most of the other major routes.

Last December, An Bord Pleanala granted a five-year approval for the homes, which will have a range of one and two-bedroom apartments, two and three-bedroom duplex units and three and four-bed townhouses. Unusually for suburban developments of this kind, the design by Frank Ennis architects provides for underground car-parking to ensure a more visually attractive development.

The main shopping and commercial areas of Finglas are close by, while Blanchardstown Town Centre is within a 10minute drive. The fact that the site has full planning permission should ensure considerable interest in it. Lending institutions have become increasingly reluctant to fund sites without planning approval.
