 Dublin 13: from €270,000With Fianna Fail intent on abolishing stamp duty for first-time buyers, the new homes market is expected to lift as buyers who have been waiting for the outcome of the election finally make their move.

Station Point, an apartment development selling from plans in Clongriffin, Dublin 13, is being pitched at young buyers with 30 apartments going on sale today priced from €270,000 for one-bed units and two-bedroom apartments starting at €350,000. The selling agent is Hooke & MacDonald.

The development is at Main Street, Clongriffin, just off The Hole in the Road Wall, close to Father Collins Park which is currently undergoing a major upgrade.

Station Point is one of a number of large-scale housing schemes being built between Baldoyle and the Malahide Road in a new neighbourhood that will eventually have its own town centre complete with department store, cinemas and restaurants. Clongriffin will also have its own Dart station which is due to open in 2008.

The first phase of the scheme will have approximately 80 apartments in two five-storey blocks overlooking a large landscaped courtyard-style garden.

The overall design, by Conroy Crowe Kelly, is strikingly modern, to reflect the fact that Station Point will occupy a pivotal position within the new town overlooking a large plaza area.

The scheme won't be complete until next spring, which will suit many young buyers as well as investors.

The apartments are being sold from a marketing suite on site, with a two-bedroom apartment fully fitted out so that viewers can see what they are getting.

The apartments are relatively spacious with one-beds of 55-60sq m (590-645sq ft) and larger one-beds with studies around 65-68sq m (700-730sq ft). These slightly larger units are priced from €290,000.

Two-bedroom units with study have a generous (97-115sq m (1,045-1,230sq ft) and are priced from €350,000 while two-bedroom duplex units that also have a study have 105-116sq m (1,130-1,245sq ft) and cost from €380,000.

The list of standard features is impressive. Each unit has outdoor space in the form of a large balcony which allows lots of light into the livingroom through floor-to-ceiling windows.

High gloss kitchens with fashionable butcher-block style worktops will come with all appliances, while the livingrooms will be wired for surround sound.

Bathrooms will be fully tiled and each unit will have its own utility space complete with free-standing washer/dryer.
