WITH the volume of new office space in Dublin rapidly running out, it is hardly surprising that Palmer McCormack is reporting strong interest in the second phase of the Sweepstakes Centre, an office development opposite the RDS in Ballsbridge, Dublin 4. William Dowling of Palmer McCormack said it will be seeking £18 per square foot for the 56,242-square-foot block on a long lease with no break options. Eagle Star Insurance Company occupies the first block of 40,000 square feet, a four-storey building with underground car-parking, which is acknowledged as one of the finest third-generation buildings in the city. Eagle Star's rent of £16.60 per square foot was agreed in 1993 when the office market was in the doldrums. The developer, Ryde, has planning permission to build two blocks, each with 56,242 square feet.
