Minimalism is such an over-used and abused word that home hunters would be advised to proceed with caution when they see it in a house description.
However, in the case of a mews house at 12 Pembroke Lane, Ballsbridge, the "M" word really does fit. The interior of the house is such a design statement that it was featured in RTE's television series Beyond the Hall Door, which might come as a surprise given that its exterior is rather plain.
Douglas Newman Good expects the three-bedroom mews to fetch about £700,000 at auction on October 5th.
The interior of the house was remodelled in the mid-1990s by award-winning architect Ross Cahill O Brien, who, as well as adding an extra bedroom, introduced signature touches which including a curved staircase with a leather-covered handrail, a stunning white marble bathroom and wax-finished walls.
The entire house is painted in shades of white and the flooring throughout is either white carpet, white marble or polished wood.
The wide hallway leads into a large livingroom which runs the width of the back of the house. It has two sets of wide double doors that open out on to the south-facing garden, which is very large by mews house standards. Upstairs on the first floor, the bathroom's laminated glass wall gives an indication of the Cahill O Brien designer makeover, which included a bath with a white marble surround.
The large main bedroom has an en suite which is stylishly industrial-looking with fittings that include a chrome lavatory and wash-hand basin.
The third bedroom is in the attic and it has clever built-in storage and a balcony that overlooks the stairwell. The kitchen is the only disappointing room in the house: it appears to be the original 1970s model and now seems rather dated when compared with the rest of the mews.
Outside there is parking for two cars to the front.
